The Clarence Hotel & Dollard House



PROJECT OVERVIEW
The Clarence Hotel and Dollard House are located in Dublin 2, within a prominent city-centre setting close to Temple Bar and the River Liffey. AltiGeo was appointed to undertake measured building survey works to support refurbishment and redevelopment planning for the properties.
Survey Requirement
AltiGeo carried out two separate survey stages: a pre-strip-out survey and a post-strip-out survey. This allowed the design team to capture the building both before works commenced and again after the internal strip-out had taken place, providing a clearer record of the exposed structure, layouts, and building fabric.
Pre-Strip-Out Survey
The pre-strip-out survey was carried out while the hotel was still operational, which added complexity to the works. Survey access had to be coordinated around guests, staff, circulation areas, service routes, and the day-to-day running of the hotel.
Dollard House, located adjacent to The Clarence, had vacant floors, which presented a different survey condition. While access was more straightforward than within the operational hotel, the building still required careful recording due to its existing condition, and relationship with the neighbouring hotel building.
External laser scanning was completed using a Leica RTC360, while the internal areas were captured using a Leica BLK2GO mobile scanner. Black and white targets were used for geolocation and registration of setups. The BLK2GO allowed the survey team to move through rooms, corridors, and active areas more efficiently where access windows were limited.
Post-Strip-Out Survey
Following the strip-out works, AltiGeo returned to site to complete a second survey. This stage was carried out using a Leica BLK360, allowing the team to capture the exposed internal spaces, revised conditions, and structural elements that were not fully visible during the initial survey.
CAD Production
The coordinated survey datasets were used by AltiGeo’s CAD and BIM team to produce accurate measured building survey information for the project. The pre- and post-strip-out surveys provided the client and design team with a reliable as-built record at key stages of the refurbishment process.
